AMSI manages Furnished Rental housing and Corporate Extended Stay Accommodations Nationwide, and in many major metropolitan areas including San Francisco, San Diego, Los Angeles, New York, and Hawaii. We have developed a unique model for working with homes, condos, and communities as an interim housing solution for business travel that includes Fortune 1000/500 corporations, law firms, executives, the government, performing arts companies, insurance companies, celebrities, health care professionals, temporary workers on assignment and relocating individuals.
AMSI has built an exclusive long standing relationship with many of these clients who trust our services. This broadens the exposure of your property to qualified clients.
The following steps once your property has been deemed a good fit for our furnished program.
1. Return to AMSI a signed copy of the “marketing agreement” and be sure we have your social security number so we can issue the 1099 form.
2. One week before your departure, give AMSI a complete (original) set of all keys needed for entry, mailbox, and any access key for the building.
3. Complete the “utility information form” and return to AMSI.
4. Property must be “white glove” clean – impeccably cleaned.
5. All drawers and closets must be cleared of personal belongings.
6. Refrigerator and medicine cabinets must be completely cleaned and empty.
7. Supply four sets of cleaned towels (bath, hand, and wash).
8. Property must be supplied with toilet paper, paper towels, a bar of soap, and cleaning supplies (Replenishment will be provided by AMSI).
9. Remove all valuables, breakable objects, and personal pictures.
10. Make necessary arrangements for your mail and newspaper delivery to be forwarded.
11. Make arrangements to divert personal calls.
12. If you have a garage door opener (“genie”) leave it on a kitchen counter upon your departure.
13. If applicable, notify the HOA that AMSI is renting your property in your absence.
Due to fluctuations in the market, there is no guarantee that units will be booked each month and owners may consider long-term leasing if guaranteed monthly income is their primary objective. Additional points of consideration are that owners will first need to furnish their unit and are required to continue to cover the ongoing cost of utilities.
If the property owners were to market and manage their units themselves they would most likely receive more income than if they were to lease it out unfinished but alternatively, often don't have the experience or resources to find corporate clients or time to deal with the day to day work involved. As we know in San Francisco, there is always the chance that someone could stay in the unit once they have been there for 30days, and since we work with corporations and relocation companies this is much less likely but is still always worth considering before leasing of any kind.

Our furnished program is a great fit for those who want to make supplemental income on their investment but are not relying on a consistent paycheck each month.
