Other Disclosures, Terms and Conditions


Rules and Regulations
Residents and their guests must comply with the By-Laws and Rules & Regulations of the building or condominium association for the duration of their stay. Personal belongings, including bicycles, shoes, doormats, carriages, and umbrellas, must be kept inside the suite and are not permitted in hallways or passageways.


Prohibited Actions:

  • Disturbing other residents or interfering with their comfort.
  • Cooking outside of the kitchen area.
  • Blocking toilets, sinks, tubs, or other water fixtures with garbage or other substances.
  • Using barbecues on balconies or terraces.
  • Hanging clothes, towels, or bathing suits on balconies, windows, or terraces.
  • Posting advertisements, notices, or any signs within the buildings.
  • Removing dishes, cookware, or any equipment or furnishings from the suite.
  • Using rollerblades, bicycles, or skateboards in building areas.
  • Leaving windows open when the suite is unoccupied.
  • Installing additional locking devices on doors.
  • Leaving garbage or debris in any common area not designated for waste disposal.
  • Leaving children under the age of twelve unattended in common building areas.
  • Tampering with smoke detectors or fire extinguishers.


Fireplaces

If a fireplace is present in any property provided through AMSI, please note that it is for decorative purposes only.


Pools/Spas

AMSI does not guarantee the operational functionality of any pool or spa on the property. In the event that the pool or spa is non-operational at any time, it shall not be deemed a service reduction, and no rental credits will be issued.

Residents at a Condominium Association Community with a pool or spa agree to adhere to all rules, regulations, and safety instructions governing their use.

These general notices apply universally: No lifeguard will be on duty. Individuals using pool and spa facilities do so at their own risk. Neither AMSI nor the landlord is liable for any accidents or injuries, nor responsible for lost, damaged, or stolen articles.


Lead Disclosure
Properties built before 1978 may contain lead-based paint. Exposure to lead from paint chips and dust can pose serious health risks. Residents acknowledge receipt of the EPA booklet "Protect Your Family From Lead In Your Home," available here:

Mold/Mildew
Residents agree to maintain the premises in a manner that prevents mold or mildew.  Please refer to A Guide

Asbestos

The premises may contain asbestos or materials that contain asbestos. Damaging or disturbing these materials can increase exposure risk. Tenants must avoid disturbing these materials and must notify the owner if asbestos deterioration or disturbance is suspected.  Please refer to A Guide For Homeowners, Homebuyers, Landlords and Tenants


Hazardous Materials Disclosure
In accordance with Proposition 65 regulations, "The premises may contain chemicals known to the State of California to cause cancer, and birth defects or other reproductive harm."

Hold Harmless
Neither AMSI nor the property owner shall be liable for damage or injury to tenants or their property unless such damage is the result of intentional or unlawful acts.  Tenants agree to indemnify and hold harmless the owner and AMSI from all claims of loss or damage arising from the tenant's negligence or intentional acts.


Insurance/Renter’s Insurance
It is strongly recommended that tenants maintain renter’s insurance throughout their tenancy. This insurance should include a minimum personal liability coverage of $300,000.00 per occurrence and list AMSI as a Certificate Holder and, if possible, as an additional insured.


HAZARD NOTICE
Information about flood and other hazards affecting the property can be found at the
Office of Emergency Services website. Owner's insurance does not cover tenant personal possessions loss; renters and flood insurance are strongly recommended.
